FLOORSPACE, LLC rents to artists and teachers on a first-come first-served basis. Rentals are handled hourly with two different rates depending on the kind of activity happening in the space. For rehearsals, personal practice time, or other similar non-profit activities the lower rate applies. For classes, workshops, lessons, or any other activity in which you are being paid, the higher rate applies. For performances, demonstrations, fund-raisers, etc. a flat rate may be applicable. All renters must fill out a Contract and Liability and Indemnity Waiver before beginning their rental. This form will be emailed to you after your request for space has been verified. The signed contract can be mailed to us, or brought in at your first rental.
Payment
IN ORDER TO GUARANTEE YOUR RENTAL, you must submit a 50% deposit prior to your rental. The remaining balance payment is due NO LATER than the beginning of your rental. We can accept cash or checks, or you can pay with credit card online securely through our PayPal Account. If you choose to pay with a check, please make arrangements for the payment to be made at least one week prior to the beginning of your rental. Checks can be made out to Floorspace, LLC.
For long-term rentals, monthly payment plans can be arranged.
Refunds and Cancellations
Any cancellation made at least 2 weeks before your rental will be fully refunded, or can be rescheduled. If you choose to cancel within 2 weeks of your rental, you can reschedule but no refunds will be offered. A new specific date and time must be chosen when you reschedule. You may only reschedule one time. If you choose to cancel your rental within 48 hours, there are NO refunds or rescheduling. If you have not yet made a payment, you will be billed for the originally agreed upon rental time. Failure to remit payment for rentals cancelled within the 2-week time period will result in a delinquent account. Renters with delinquent accounts will be barred from renting future space until payment is remitted. Renters who have had delinquent accounts may also be required to pay up front and in full for any future rentals with no refund possible at anytime.
Parking
Parking is available along Indianola Avenue, or any of the side residential streets. Please follow the posted signs in order to avoid having your car towed. Please let any students, guests, volunteers, or others you invite onto the premises know to do the same. Do not leave valuables in plain sight in your vehicle.

No food in the studios

No street shoes on the dance floor
No tap shoes, hard Irish dance shoes, heels, etc. on vinyl dance floor in Studio B
No smoking inside the building
Do not touch or lean against the mirrors
Remove all personal belongings after your rental. Throw out all trash.
Please do not arrive more than 15 minutes before your rental time, or stay more than 15 minutes after. Others may be using the space, so please be considerate.
When leaving the studio at night, please be quiet outside. The neighborhood has a noise ordinance.
48 hour Cancellation Policy. Please be considerate of other artists who may want to rent the space. If you are not planning to use it, let us know as soon as possible. See above.
NO REFUNDS if you cancel within 48 hours of your rental, or for un-used rental time already paid for. See above.
You are responsible for all students, guests, volunteers, or anyone else brought onto the premises. We strongly recommend that teachers carry their own insurance.
Any damages to the space or equipment caused by the renter or his/her students, guests, volunteers, or anyone else brought onto the premises will fall soley on the renter.
